A Building Management System (BMS) is a self-contained control system that integrates the heating, ventilation and air conditioning (HVAC) in a property. A control solutions specialist will design, install and program a BMS and the audio visual control system would communicate with it. An example would be to use Trend for the BMS in a house and Crestron for the AV control. Crestron would then communicate with Trend and Trend would communicate with the different systems it controls such as the boiler, a/c, ventilation system, thermostats, heating manifolds, radiators etc.
Typically a BMS would be installed in a large property where there is heating as well as air conditioning. One of the most important functions of a BMS would be to ensure that the heating and air conditioning are not “fighting” each other i.e someone has set the heating to 22°c and the a/c has been set to 20°c so both are working hard against each other.
A BMS will operate the mechanical and electrical (M&E) plant at optimum levels in a property and can automatically reduce heating by 2°c when the alarm system is set for example. This means that when the occupiers leave the property, the heating will drop 2°c and when the alarm is unset it will automatically return to its normal set point within 30 minutes. Over a year, this can create a huge saving and is only one example of how a BMS can save energy and money.
